Free management fee review

See what your board would save.

Send us a few details about your community. We’ll send back a free, side-by-side review of what you pay your management company today and what you’d pay on Vara, with no obligation and no long sales pitch.

Your free review includes
  • A side-by-side of your fees. What your association pays its manager today, next to Vara’s fee for a community your size.
  • A read of your contract. We look for vendor markups, referral fees and add-on charges, and show you what we find.
  • A switch plan built around your renewal date. What changing managers would involve, and when it makes sense to start.

What your board gets

The board experience you should be having.

This is what the board and your residents see on Vara. Not a portal bolted onto a call center: one system that runs requests, vendors, dues and the books.

For the board

Opens to everything that needs your attention.

  • The week’s decisions up top, with Vara’s suggested next step. You approve; nothing gets paid without a person’s sign-off.
  • Every request, work order, vendor and past-due balance in one place, live.
  • Everything auditable, and the board packet always current.

Why boards switch

What changes when Vara runs your association.

Traditional managers can make money on your vendors. We don’t, so our incentives point one way: run your association well, for less.

Switching questions

What boards ask before they switch.

Something else on your mind? Put it in the form, or email insights@varapartners.ai.

Our contract doesn’t renew for a while. Is it too early?

No. The review is most useful before your renewal date, so your board can compare before signing again. Tell us when your contract renews and we’ll plan around it.

Is it all software? Who do residents and the board talk to?

Software runs the day-to-day, from resident questions to work orders and dues. A person handles the calls that need one, and no invoice is paid until a person approves it.

What does the board still decide?

Everything your governing documents leave to the board. Vara prepares each decision with the documents, bids and history attached, suggests a next step, and your board approves from one console.

How does switching work?

We read your declaration, bylaws, rules and vendor contracts, match owners and units to public records, and load and reconcile your financial history. Then we take over the day-to-day, with the board watching everything in real time.

What will it cost?

Your fee depends on your community’s size and needs, and your review shows the number for your community. What doesn’t change: no referral fees, commissions or rebates from any vendor, no markup on vendor invoices, and a 10% general-contractor fee only when Vara acts as GC on a project.

Do you serve our area?

Vara serves HOA and condo associations across the Greater Charlotte Metro Area, including Mecklenburg, Union, Cabarrus, Gaston and southern Iredell counties, and York and Lancaster counties in South Carolina. Not sure? Send the form and we’ll tell you.

What do you need from us?

Just the form. If you attach your current management contract or a recent invoice, the review will be more precise. If not, we’ll ask for it later.
